Innovatively Green
At JBG, we care about the communities where we live and work. We believe every development we undertake should enrich the communities in which we build. That’s why we’ve committed ourselves to a corporate philosophy of Building Smart, Thinking Green. We’re leading the way in implementing the most innovative of green building technologies. Since 1960, we’ve established a development philosophy that focuses on smart, transit-oriented growth in urban areas. By redeveloping and using already existing infrastructure, our business practice is inherently green. We know that preserving our environment is vital to both the health of our planet and the well-being of our cities and neighborhoods. It’s a quality-of-life issue. That’s why as a member of the United States Green Building Council, JBG is recognized as a leader and innovator in sustainable, smart-growth development in the Washington, DC area.

Smartly Developed
Developing green buildings is about a lot more than good intentions. By balancing bold ideas with careful planning and technological know-how, JBG leads the way in green development with over 20 LEED-registered or certified projects throughout the area, five of which have been recognized by the Washington Smart Growth Alliance.

Central Place: This 521,000 SF Class “A” commercial building is one of the first in Arlington County to pursue a LEED Gold Rating from the United States Green Building Council, and has received LEED Gold Precertification from the USGBC. With its multi-prong approach to green compliance, this property will conserve energy and resources with low-flow water fixtures, reduce VOC emissions through specialized materials (including carpet, pain and wood composite), and will utilize white reflective roofing. |

Department of Transportation: This 1.35 million square foot Class “A” commercial facility is the recipient of the ENERGY STAR © label due to its environmentally minded design features, efficient operation and ongoing efforts to reduce energy consumption. The most notable sustainable feature in the building is the green roof spanning just over 68,000 square feet, making it one of the largest green roof installations on the East Coast.

Potomac Center North: This 11-story, 500,000 square foot LEED Silver Core and Shell Class A office building is located less than 1,000 feet from the L’Enfant Metro stop. JBG saved finite construction resources by acquiring the functionally obsolete Class B existing buildings in 1999 and conducting a phased, comprehensive redevelopment that focused on environmental ingenuity and safety. LEED points were accumulated through green tactics in construction, waste management, recycled content, alternative transportation and innovation in design. |

The Regent: This 263,000 square foot trophy office building in the thriving Rosslyn-Ballston corridor received LEED Silver New Construction certification with USGBC. LEED points were accumulated in public transportation access, daylight and views, and 50% water efficiency reduction. |

Twinbrook Station: This urban infill, mixed-use development was awarded LEED Gold Neighborhood Development certification by USGBC for its plan to transform the 26 acres of asphalt-surfaced commuter parking lots at the Twinbrook Metro into a vibrant, transit-oriented, pedestrian-friendly community. The development plan is lauded for its environmentally sound site selection, a commitment to green construction and technology, its diverse mix of uses, and its co-location with public transportation. The project’s design plan won the International 2004 Charter Award for Excellence from the Congress for New Urbanism, is a designated Smart Growth Project by the Coalition for Smarter Growth, and was awarded the Best Smart Growth Project by the National Association of Office and Industrial Properties. |

North Bethesda Market: This award winning 650,000 square foot mixed-use project located adjacent to the White Flint Metro is currently registered for LEED Silver New Construction with USGBC. The Washington Smart Growth Alliance recognized the master plan for its demonstration of smart growth principles, including its co-location with public transportation and its mix of uses. Rather than consuming forest or agricultural areas, JBG is redeveloping a motel and acres of parking lot into a walkable, pedestrian-friendly community. |
1801 N Lynn: A recent recipient of the ENERGY STAR © label and the Arlington County 2007 Fresh AIRE Business Champion designation, this property implemented multiple energy saving projects including piping on the condenser water loop to eliminate running certain mechanical systems, automated controls and an enhanced water treatment program. Buildings that have earned the Energy Star rating use 35% less energy on average than similar buildings and generate a third less carbon dioxide.
Element 12420: This 93,000 square foot smart growth development is located within walking distance of the Twinbrook Metro and is LEED Gold Core and Shell certified with USGBC. Delivered in 2009, this adaptive reuse project features an energy efficient mechanical system and low flow plumbing fixtures as well as an abundance of natural light penetrating to the core of the building through full floor to floor fourteen foot glass exterior walls.
Woodglen: As the first commercial building in Montgomery County with a green roof, Woodglen received the 2007 Peerless Rockville Preservation award for its ingenuity in roof construction. The roof system reduces storm water runoff quantity, improves water quality and reduces heat island effect.

By embracing smart growth initiatives and using green technology, JBG is helping to ensure a future of healthy and vibrant cities. When we enrich communities, we preserve the value of our investments and continue our success.
Strong environment. Strong neighborhoods. Strong business.
That’s what we believe.
